A whole floor returned to bare handover condition inside a three-week lease tail, working nights around the building's access hours.
The tenant had ten working days between vacating and the joint inspection, and the building only permitted noisy works between 7pm and 7am. That set the programme before anything else.
Works covered removal of all partitions, glass fronts, carpentry and floor finishes added during the original fit-out, taking down the tenant's plasterboard ceiling and reinstating the base-build grid, and disconnecting the tenant DB and data containment. Walls and columns were skimmed and repainted to the original off-white, and the raised floor was reset and levelled.
The unit passed the joint inspection with two minor items, both closed the same afternoon, and the deposit was released in full.
